An index, not a price in francs

This index shows how the prices actually paid are moving, adjusted for differences in size, location and quality. It does not give a purchase price in francs. There is no official statistic of an average sale price per canton or for Switzerland; such figures come only from commercial providers and are deliberately not used here. That is also why there is no canton ranking.

There is no official average price in francs. The Federal Statistical Office publishes a price index that shows how prices move. Franc amounts come only from commercial providers and are not included here.

Are Swiss home prices rising?

Yes. In Q2 2026 the index was 3.5% above a year earlier; flats (+4.2%) rose faster than houses (+2.7%).

Why no figures per canton?

The official index is not published by canton but by type of municipality, from urban municipalities of large agglomerations to rural ones. We show only what is officially published.
